Queensland Government launches Supercharged Solar for Renters program
What does this mean for property managers?
The Queensland Government launched the Supercharged Solar for Renters program on 12 December 2025 to assist with tackling the cost of living.
It may be helpful for property management agencies to share the details of the program with landlords who may be interested in the program, and later, tenants living in properties signed up to the program.
About the rebate
The program offers a tiered rebate of up to $3,500, depending on the solar system size, to eligible landlords of Queensland rental properties with existing tenancy agreements, to install solar systems on their rental properties, driving down electricity costs for tenants across Queensland.
Applying for the rebate is a two-stage process including conditional approval and final approval.
Applications for conditional approval and final approval of a rebate must be made by the individual owner of the rental property where the system will be installed.
Eligibility
The rebate is available to landlords who:
- live in Australia
- ·own an eligible Queensland rental property with a current tenancy agreement
- are not owner-occupiers
- have tenant consent (and Body Corporate consent where applicable)
- install a solar system of 3 kilowatt (kW) capacity or more.
Rebates are available for rental properties that are:
- a Class 1a dwelling (e.g. a house, duplex, townhouse or a secondary dwelling e.g. a granny flat)
- rented for $1,000 per week or less
- individually metered.
The eligible property must not currently have an existing solar system.
Frequently Asked Questions for property managers:
There must be eight months remaining on the lease for this program, does this mean the parties will need to mutually agree to end current lease and enter into new agreement?
That is correct, but it is important to consider the two-stage application process to be followed.
Stage 1
- Get quotes
- Get the tenant’s consent
- Apply for conditional approval
- Receive conditional approval letter
Stage 2
- Sign the new (or updated) tenancy agreement
- Install solar system and make full payment
- Submit final application for rebate

It is important to note that the Applicant Guideline states that an eligible lease at conditional approval must state:
- that the tenant is responsible for paying some or all of the electricity account for the eligible residence (defined in the Applicant Guideline); and
- for eligible residences occupied under a tenancy agreement, the rent is not more than $1,000 per week
and an eligible lease at final approval must:
- state that the rent payable is not more than the amount per week as at conditional approval;
- state that the remaining terms is no less than 8 months (from the date of submission of the final approval application);
- be entered into after the date the applicant received conditional approval; and
- state any rights and obligations of the parties with regard to the eligible solar PV system (such as, how electricity generated by the solar PV system will be charged and apportioned and who is responsible for the cleaning and maintenance of the solar PV system).
Special Terms provided by the government will need to be added to the lease agreement. Will this mean a mutual end of current lease agreement to offer new lease agreement which contains these Special Terms?
Again, this is correct, but it is important to consider when the Special Term is incorporated into the tenancy agreement.
As outlined above, Step 5 in the application process is to sign a new or updated tenancy agreement, which meets the requirements of an eligible lease at final approval.
The landlord can use the example Special Terms Lease Annexure provided for the program, which is a generic template and must be tailored to reflect the subject property as not all suggested conditions will apply.
Alternatively, the landlord may wish to provide their own Special Terms, prepared by a solicitor, that incorporate the requirements of an eligible lease at final approval.
It is important for property managers to remember their role is not to prepare any Special Terms to be inserted into a tenancy agreement.
Would an owner need to have the Special Terms reviewed to ensure not contracting outside the Act or could they be secure in the fact it is government provided?
While a Special Term Lease Annexure has been provided for the program, best practice would still be for the landlord to obtain their own independent legal advice regarding any special terms.
Does the solar need to be disconnected from tenant name and reconnected in owner’s name to claim the rebate?
Please note that if a solar PV system is already installed at a property, then the landlord is not eligible to apply for a rebate.

Who needs to hold the electricity connection, and does it need to be with a particular electricity provider?
We understand any provider is applicable, but if the tenant is the account holder and will remain the account holder, they should check with their provider prior to giving their consent to confirm they are covered.
