Not all agents are the same. So, how do you pick the right agent for you?

Best practice, REIQ agents

Your property journey deserves more than just an agent; it deserves confidence, care, and the highest standards. Whether you’re buying, selling, or leasing, the Real Estate Institute of Queensland (REIQ) is committed to championing higher standards in real estate. From offering industry-leading training, supporting aspiring real estate agents through to elevating professional development of practicing agents, the REIQ is committed to higher standards, smoother transactions and better outcomes for Queenslanders.

That’s why we’ve put together a guide for finding the right agent for you.

1. Do Your Local Research

A great agent knows their neighbourhood. Recent sales, pricing trends and buyer demand. Agents who understand the areas they're working in will be able to offer you first-hand knowledge and an informed strategy that will benefit you and your property needs.

Where to find a local agent:

  • Check recent sales in your area.
  • Compare agents’ listings and results on major property sites.
  • Use the REIQ’s Find an Agent tool to help you find REIQ agents near you.

2. Meet Multiple Agents and Ask Questions

The best way to compare agents is to talk to them. Most agents will be more than happy to schedule a time for a chat, either in person or over the phone, to discuss what they can offer you.

When the time comes to talk, make sure to ask them about:

  • Their marketing strategy
  • How they’ll reach buyers
  • What support you’ll get every step of the way
  • What they do to stay on top of industry best practice

Keeping in mind you’re assessing strategy and communication, not just a presentation.

3.  Understand Their Experience

All agents will have their sales pitch, but it’s important that you ask questions to understand if they have the facts to back it up. Your property is your greatest asset, so it’s important you know you can trust the experience of the person handling it.

Good questions to ask include:

  • How many properties like yours have they sold?
  • What were the sale prices vs. asking prices?
  • What’s their average time on market?

Tip: REIQ members are offered learning and training opportunities throughout the year on topics across best practice, legislation updates and market updates so they are always up to date with all things Queensland real estate.

4. Communication Matters

Selling, buying and renting property is a process. And like anything in life, good communication makes all the difference.
When choosing an agent, make sure to pay attention to who is:

  • Listening and explaining things clearly
  • Responding promptly
  • Keeping you updated regularly

Your home is often your greatest asset. Your comfort and trust in them matter.

5. Check Reviews & Referrals

Real experiences give insight into reliability and professionalism. Word of mouth and online reviews help you see how agents have performed for others. Simple things like asking friends, family or neighbours for recommendations and checking reviews on trusted platforms can make all the difference when it comes to finding the right agent for you. Checking the REIQ ‘Find an Agent’ tool to see if your agent is a member is also a good starting point to see if your agent has taken that extra step to commit themselves to higher industry standards.

6. Read the Fine Print

Doing your own diligence is always key when it comes to signing any contract. So, before you sign with an agent, make sure that you’ve discussed and understand:

Before signing, understand:

  • Their fees and commissions
  • The contract length
  • What’s included in their service

The highest valuation or lowest fee isn’t always the smartest choice. Balance value with service quality.

At the end of the day, the right agent is one who’s with you every step of the way and has committed themselves to being the best agent they can be. Which means they:

  • Provide guidance and clarity
  • Ensure they are up to date and championing industry best practice
  • Act in your best interests
  • Reduce your risks
  • Make complex situations easier
  • Keep you empowered throughout the process

For over 100 years, the REIQ has led the way in setting best practices for the industry.

Championing professional standards, designed to protect you, empower you, and ensure your property transaction is tailored to your individual needs. Choose Confidence. Choose Best Practice.
